Forced to overcome technical peculiarities of buildings that have unconventional width and depth, designers of “Chayka” housing estate voluntary or not became the creators of the first lofts in Kiev suburbs – special types of apartments, which usually are created during reconstruction of large-sized buildings, originally oriented on other purposes. Mostly this loft nature revealed itself in two-storey apartments, which arose during completion of top floors. These two-storey apartments appeared not only as tribute to fashion, but also for satisfying the needs of the most exigent clients, who wished to have in the same place an apartment and small office for individual or family business, or a creative workshop for people of creative professions.
In this situation developers estimated large width of sanatorium structures (up to 24 meters) and building exposure to create certain peculiarities for apartment design. According to the norms every single living space in every apartment must have natural insolation at least for two hours on equinox days. Thus, the apartments must be oriented to any of the sunny cardinal points. The only option was to design apartments to be wide and of relatively large area and depth.

And families with small children will not need to worry for their little ones, for the territory of the housing estate, isolated from roads and guarded, will keep them away from dangers of the city.
In houses’ planning there are many one- or two-room apartments of standard configuration; there are also two-storey mid-sized apartments as well as three-room apartments – for the middle-class clients. For all that, services in this mini-city will be equally provided for each and every dweller.
